The former Catholic Evangelical School of Kisselbach was built in 1909. In 1969, it was rebuilt into a 2-family house through extensive remodeling and modernization measures. One part of the house was inhabited by the owners and the other served as a medical office. First, the owners used the office themselves and subsequently rented it out to a doctor from Kisselbach for over 40 years. Since the medical office had to be closed for reasons of age, the new owners will have the entire building at their disposal. For example, 2 units for two separate families would be possible here without major alterations. With the extension of the attic, a further living unit could be created. A combination of living and working under one roof would of course also be possible here. Over time, some renovation and modernization work has been carried out on both parts of the building. In 1976, for example, the electrical system in the residential building was renewed and double-glazed wooden lattice windows were installed. In1994 the entire medical office was renovated and all windows and the balcony door in the former practice rooms were replaced by professional double-glazed wooden lattice windows. The entire building has numerous original details that have been lovingly restored and preserved by the current owners. Almost all rooms still have original floorboards and doors that give the house a lot of flair and character. The beautiful courtyard with the lockable driveway is the perfect place for a playground for children or family gatherings. The stables with the adjacent meadow areas make this property perfect for horse lovers.
The location of this rich in history property on the outskirts of Kisselbach is exceptionally idyllic and attractive. Even though it is on the main road, you can only hear the chirping of birds outside the peak periods of commuting. Kisselbach is a small idyllic Hunsrück village with about 600 inhabitants. Here children can grow carefree and adults find peace and relaxation after a busy day at work. With a kindergarten right outside the front door, the property is ideal for young families. A rich infrastructure can be found in the district town of Simmern (10 km), with a variety of shopping, food, construction and electrical markets, all schools, indoor and outdoor pool, doctors, pharmacies, hospital and a rich leisure facility. The Rhine-Main area and Koblenz can be reached in 40-60 minutes via a well-developed motorway and expressway network, and Frankfurt-Hahn Airport, 25 km away, offers the best travel options in all European countries.
Approximately 10,000 m² of meadows are included in the price. It is possible to buy the property without the meadow land.
